Residential & commercial management
Shi Corporation runs day-to-day operations for owners across the Puget Sound region — leasing, maintenance, compliance, and accounting — with resident and staff portals that keep every request timestamped and visible.
One record, three audiences
Residents submit, staff schedule, owners see the outcome — all from the same secure portal.
Secure access

Technicians and site managers open their assigned work orders, add notes, and close jobs from the field.
What we manage
Market-rate analysis, listing syndication, screening, and lease execution handled end to end.
In-house technicians plus vetted trades, dispatched from portal requests with photo documentation.
Trust accounting, monthly owner statements, and year-end packets your CPA can work from directly.
Rental registration, habitability standards, and scheduled inspections tracked against local code.
CAM reconciliation, vendor contracts, and tenant improvement oversight for mixed-use assets.
Renewal outreach, rent adjustments, and legally formatted notices delivered on schedule.

How onboarding works
We walk the building, review current leases and expenses, and return a written operating plan with a rent position.
Records move into one system. Residents and staff receive portal invitations, and open items get a stage and an owner.
Requests come in through the portal, get triaged by priority, and are dispatched to in-house techs or vetted trades.
Monthly statements, maintenance logs, and a quarterly asset review keep owners ahead of capital decisions.
We handed over two buildings with deferred maintenance and open violations. Within a quarter the log was clear and the statements finally reconciled.

I filed a request for a leaking radiator at 9pm and had a technician scheduled before noon the next day. I could see every update in the portal.

Resident, The Claremont
My route for the day is already in the staff portal when I start. Notes and photos stay attached to the job, so nothing gets re-explained.
